Stretching over a 87 square-metre area in Plaistow, Easy London, a traditional two-storey terraced house stands out against the background. Indeed, embedded into a mixed context of late Victorian and mid-century housing, Salmen House shows off a shiny pink millennial/lush green façade.

Office S&M’s architectural response aimed to produce a cost effective space which differed substantially from the British capital’s typical exposed brick shells at exorbitant prices.

In other words, a low cost house up for rent that was a far cry from London’s usual nightmarish flats. The successful result came in 6 months and costed £205,000.

The terrace garden leads up to the house and features a green polished terrazzo wall echoing the entrance and fixtures.

The acute angle of the corner site is fully enhanced by the design, in both plan and section, so to provide each space with plenty of natural light and views from two directions, while sights from, into, and through these corners create multiple outlooks within each habitat. The horizontal circulation is one continuous view from the front door through to the rear garden.

Interiors are defined by a more delicate chromatic palette, and include light grey nuances meant to create a neutral, quiet atmosphere.

Any superfluous structural element was stripped away and all available space maximised in order to remodel four-metre-tall bedrooms with stunning exposed wooden beam ceilings.

The ground-floor plan is fully self-efficient and comprises a bedroom with accessible shower room, alongside an open plan kitchen and living room overlooking the back garden. Two more bedrooms are installed on the upper level, hence allowing roommates at Salmen House to enjoy great privacy and fulfil different personal requirements while happily sharing space together.

As Hugh McEwen, partner at Office S&M, explains: “This new build-to-rent house is a representation of the contemporary age in which it has been built”.

Materials were keenly selected to survive the test of time and maintain their vibrantly coloured textures and surfaces as a signature mark of the studio itself.
